TERMS:
1. Add 12% government taxes (mandatory for leases less than 7 month rental)
2. 1 month rental period MINIMUM, starting from first day of the month to the last day - no exceptions. Terms less than one month allowed but charged 100% of the monthly rate. For up to 14 days rental from May to Nov., monthly basic rent is charged but utilities and cleaning fees are included.
3. Basic rent includes basic cable and water utility only.
DISCOUNT for Extended Stays:
6% off basic rent for rental of 3 or 4 consecutive months.
10% off basic rent for rental of 5 or 6 consecutive months.
10% to 16% off basic rent for rental of 7 consecutive months or longer. 12% government taxes are not charged for rentals of 7 months and longer.
PENALTY for Extended Stays:
Penalty payable equal to first and last months? rent for terminating lease before end of term.
UTILITIES:
Renter to pay for electricity and gas (to power water heater and stove). Additional Utility Deposit of $300 per month for electricity and gas usage is required. If actual usage is less than the deposit the
excess balance will be refunded. If actual usage is more than $300, the shortage will be deducted from the damage/security/lease fulfillment deposit. You can control a portion of the cost for your vacation stay!
FEES:
$110 cleaning fee.
DEPOSITS:
For lease terms three months and less:
50% rental deposit due upon signing rental lease.
50% balance due 3 weeks before commencement of rental lease.
$1,200 security/damage deposit due at start of rental period and refundable, if there is no damage, within 4 weeks after end of rental period.
For lease terms four months and more:
First month rent deposit due upon signing rental lease.
$2,000 security/damage/lease fulfillment deposit due. This deposit will be used as a security/ damage/lease fulfillment deposit, refundable, if there is no damage AND lease term is fulfilled,
and refunded within 4 weeks after end of contracted rental period.
Last month rent deposit due on 1st day of first month on commencement of rental period.
Second and subsequent monthly rent (excluding last month) will be due by the 1st day of second and subsequent month (excluding last month) during the rental period.
Rules for CANCELLATION/CHANGE:
At least 180 days before rental -- deposit less $300 change fee. Remaining balance can be applied against future rental within 360 days of change date.
At least 100 days before rental -- deposit less $500 change fee. Remaining balance can be applied against future rental within 360 days of change date.
At least 60 days before rental -- change fee is 40% of deposit with remaining 60% of deposit available to be applied against future rental. Alternatively, cancellation fee is 75% of deposit, with the balance to be refunded.
Less than 60 days before rental -- change fee is 60% of deposit with remaining 40% of deposit available to be applied against future rental. Alternatively, cancellation fee is 90% of deposit, with the balance to be refunded.
